We all know about the pathetic response time ( if at all response is given ) by the builder. As conveyed in GBM, there is nothing which builder is providing as service. Carpenter has not come for months together, security is in shambles, complaints are attended ( if at all ) as per convenience of the builder.

I share concerns of Mr. Shanti Swaroop and I am in agreement with him that we should ask builder to come down to a cost of Rs. 0.40 rate immediately.

Further, not all of us are as diligent as Mr. Shanti Swaroop who has kept record of the complaints.

Many a times complaint made to maintenance office are not even logged in the complaint register. I would suggest that we should start a complaint log in SRORwa web site and let builder take a print of it every day and once complaint is resolved he should get it signed from resident. Let builder pay for any charges which are incurred in developing and maintaining it on web site. This would take care of smartness of maintenance staff and further they would not be able to say that last complaint register is lost ( as they have said quite a few times.

M/s Surya Merchants Ltd. wants to increase the Maintenance charges but COMPLAINTS are not being intendingProperly. So we must consider reducing the maintenance.  
 
It is submitted for the information of all residents that I had spent Rs.3.25 Lac. For renovation of my flat No 802-OA during 2008. Prior to this, I had requested M/s SML/ M/s Supertech Rameshwar Orchids to appoint Arbitrator as per agreement to sell. They remained silent then I requested to inspect the site JOINTLY but they remained silent. Owing to their silent, I had lodged Court Case in Hon,ble Consumer Redressal Forum GZB
 
Now M/s SML is stressing to increase the maintenance charges where as they are not looking the complaints of defects properly. Instances are appended below:- 
Seepage appeared in my flat and  complaints for painting patch works, were made on  18-09-2009, 13-10-2009, 21-11-2009, 25-12-2009, 06-01-2010, 19-01-2010 and 27-01-2010,6-02-2010,14-02-2010,27-02-2010.   Mr. Lalit Sharma have physically checked the site on 02 Jan 10 and directed Mr. Kali Charan to complete the job.  But the job has not yet been carried out completely. On 12-03-2010 a  complaint was also made and a painter was provided who left after doing some works. On 11-04-2010 again a complaint MADE  and a painter was provided who too left after doing work in bed room only. He took Rs.40/- from me for purchase of colour and shade applied on the wall of master bed room  does not tally with the existing shade. Balance works have not yet been carried out. 
 
Besides complaint for mason ( for patchwork 10"x2"plastering )and carpenter ( for adjustment of modeler kitchen accessories ) were lodged on 12 Jun 2010. Even these works were told to Mr. Kali charan who promised to do these works with in 2 days but no progress as yet.
 
More so the Std of domestic water is not good. Builder has just got bore-well diged near to old bore well and  not bothered to install filter.
 
For RWA only :- please take up the matter with builder on priority. It may please be noted that our complex is in very pathetic condition at present. Besides M/s SML wants to increased the maintenance charges where as maintenance condition has gone from BAD TO WORST. Please ask BUILDER to start recovering  Rs.0.40 per sqft only from 01 Jun 2010.

  1. Why don't we meet someday (like on Saturday or Sunday) to decide the further course of action? I think merely voicing our concern on this website is not going to pay much. Also, RWA is important, but we can't remain entirely dependent on that. That is the sole reason why nothing concrete has been achieved during the last four years. I personally have nothing against the RWA and I respect everyone, but I believe that our RWA has been too polite since inception and the builder is just taking advantage of that. We have to fight for our own cause and we are capable of doing that even by being a resident of our society and even without the support of RWA, if it is not willing to give any support. So why to look towards the RWA for everything and for each and every problem being faced by us?

    Remember: If we really want to do something, we will have to do it on our own. Otherwise let it go as it is and get prepared for the worse!

    PS: I request those who are willing to fight like a soldier, and not just like a member of the RWA, to unite. I assure that we will definitely win the battle and our society will become a better place to live in.
