The core committee is in advisory capacity only and the final decision / action has to be taken by the RWA/Residents collectively. This position has been very clear also from the deliberations that took place in last GBM as also in residents' meeting held prior to this GBM. The committee had prepared the draft letter attached. The committee had recommended to RWA that the last paragraph of this draft may be suitably modified (as per the decision of the RWA/all residents) and then the letter be sent to the builder. Please count me in for the ensuing litigation. The said recommendation stands subject to residents' approval. Also, we recommend that all actions /communications addressing the builder should be in writing apart from other actions/communications.

 

Further, your email should not have been copied to NK Garg of SML which has the effect of weakening our position. I think it happened inadvertently.

This is not only u but all. Who carers ? Why this issue is being raised now? maintenance committee is to take up all this issue . why this committee is not taking note of it and doing something ? My suggestion is to call for the meeting of body to decide fighter course of Acton if you are really want to do something .Or accept the suggestion given by Mr Sinha that merely sending mails would not do anything.

Why even 0.40 paise.

The services provided are not even worth a penny .

I think we should stick to the resolution passed in the GBM that we should stop maintainence till all pending issues are resolved

Further, not all of us are as diligent as Mr. Shanti Swaroop who has kept record of the complaints.

Many a times complaint made to maintenance office are not even logged in the complaint register. I would suggest that we should start a complaint log in SRORwa web site and let builder take a print of it every day and once complaint is resolved he should get it signed from resident. Let builder pay for any charges which are incurred in developing and maintaining it on web site. This would take care of smartness of maintenance staff and further they would not be able to say that last complaint register is lost ( as they have said quite a few times.

M/s Surya Merchants Ltd. wants to increase the Maintenance charges but COMPLAINTS are not being intendingProperly. So we must consider reducing the maintenance.  
 
It is submitted for the information of all residents that I had spent Rs.3.25 Lac. For renovation of my flat No 802-OA during 2008. Prior to this, I had requested M/s SML/ M/s Supertech Rameshwar Orchids to appoint Arbitrator as per agreement to sell. They remained silent then I requested to inspect the site JOINTLY but they remained silent. Owing to their silent, I had lodged Court Case in Hon,ble Consumer Redressal Forum GZB
 
Now M/s SML is stressing to increase the maintenance charges where as they are not looking the complaints of defects properly. Instances are appended below:- 
Seepage appeared in my flat and  complaints for painting patch works, were made on  18-09-2009, 13-10-2009, 21-11-2009, 25-12-2009, 06-01-2010, 19-01-2010 and 27-01-2010,6-02-2010,14-02-2010,27-02-2010.   Mr. Lalit Sharma have physically checked the site on 02 Jan 10 and directed Mr. Kali Charan to complete the job.  But the job has not yet been carried out completely. On 12-03-2010 a  complaint was also made and a painter was provided who left after doing some works. On 11-04-2010 again a complaint MADE  and a painter was provided who too left after doing work in bed room only. He took Rs.40/- from me for purchase of colour and shade applied on the wall of master bed room  does not tally with the existing shade. Balance works have not yet been carried out. 
 
Besides complaint for mason ( for patchwork 10"x2"plastering )and carpenter ( for adjustment of modeler kitchen accessories ) were lodged on 12 Jun 2010. Even these works were told to Mr. Kali charan who promised to do these works with in 2 days but no progress as yet.
 
More so the Std of domestic water is not good. Builder has just got bore-well diged near to old bore well and  not bothered to install filter.
 
For RWA only :- please take up the matter with builder on priority. It may please be noted that our complex is in very pathetic condition at present. Besides M/s SML wants to increased the maintenance charges where as maintenance condition has gone from BAD TO WORST. Please ask BUILDER to start recovering  Rs.0.40 per sqft only from 01 Jun 2010.

This is to inform to all the hon'ble members of Supertech Rameshwar Orchids about the supply of Ganga water issue to our premises.

 

For restoration of supply of Ganga water to our premises, I telephonically contacted DMRC (Delhi Metro Rail Corporation) site incharge and requested to restore the supply urgently. I also informed that due to non supply of Ganga water, we are presently forced to drink sub-standard water leading to the health complications of residents. The DMRC official suggested to immediately submit our request in writing alongwith all the details i.e. the period/date of stoppage of supply of water to Supertech, the Supertech water supply connection number, the location/ site of disconnection of water supply line etc. I have requested Mr. Kalicharan several times to provide me the above details so that a letter can be written to DMRC for this purpose. But till date, despite of several reminders, I have not get any information from Mr. Kalicharan.

This is to draw the attention of the President and the General Secretary of SRO as well as all the members concerned that the quality of RO water is still the same that was earlier. If nobody is taking any note of it and is still consuming the same water, then it is a different matter altogether. I remember that on the day the last GBM was held, we all had met Kalicharan and it was clearly told to him to change all the filters and that if the builder is unwilling to change it, the RWA will bear the cost initially, which will later be recovered from the builder. But still nothing seems to have happened. The builder has also been served a notice, but has anyone of us seen them taking any initiative as yet? What will they do in the next few days? Now I don't know what we are waiting for? Are we so poor that all of us together can't buy a few water filters for the sake of our own health? I am sorry to say but this puts us in very poor light.

 

Also, while all initiatives are being taken to improve the security around the A Block parking lot, nothing is being done about the security of the C Block open parking. Strangely, no security guard remains present there either during the day time or during night, and it is only by God's grace that our cars are not being stolen from there. But how long can we allow this go like this? If the builder had informed us earlier that they will give the open parking virtually on the road and with no security, then we would probably have booked covered parkings instead of the open ones. But nothing can be done now as it is too late. Does that, however, mean that we should accept that as our fate and do nothing?

I dont think mail requests to SML & requesting maintenance staff is going to change, we are simply wasting time. We should be prepared to take a big step

Dear Mr Singh and Mr Swaroop

As decided in the last GBM, kindly immediately call a meeting of all club members to discuss and decide on the course of action on the issue of non-provision of club facilities by the builder.

It appears out of discussions in the GBM that the serious issues relating to the following are also involved- (i) use of so-called club facilities by non members and outsiders and collection of money from them by some elements (ii) security and safety issues arising from above and (iii) showing of huge amounts of arrears in the maintenance bills of residents in the name of club maintenance charges by the builder with certain ulterior motives though the club itself does not exist leave aside its maintenance and that too by a notorious agency like SML. In view of such larger issues concerning all residents, the meeting should be called and conducted under the aegis of the executive body of RWA. Since the time is running out fast and we have never taken any action on above, the meeting should be called on an urgent basis.

What kind of attitude is this... as it seems M/s SML, is least bothered about the Life, Safety and well being

A:  that Domestic Water Tank will be cleaned, and if you see the Quantum of Muck which has been taken
out from tank is mind Boggling. The same is still lying around the inlet of the Tank.
B: RO water Plant was to be repaired on top most priority and Water supply has been discontinued since
8th evening onward. but to be resumed positively on 11th morning. We have yet to receive any confirmation
from Mr kalicharan regarding the pace of work. If tommorow RO water is not supplied, it may create a lot
of hue and cry from the Residents, as thay must have planned as per Notice put on Notice Board by M/s SML.
